I spent 17 years in Aerospace; six years in the United States Navy and
11 years with Northrop Grumman as a Sr. Manufacturing Engineer. I
left Northrop to spend time on my farm in Tennessee, where I met Mr.
Sanders. We were later married and I moved to Georgia to be with
him. I went back to school to learn the Mortgage business, and became a
Certified Mortgage Specialist. The home mortgage business is very
intense and fast paced but what struck me most was the fact that so many
homebuyers really know very little about one of the largest financial
investments they will ever make. In addition to that fact, I was
even further struck by the fact that many inexperienced loan officers, who are the focal
point with homebuyers, don't always know a lot more than their customers
about the finer details in qualifying. They leave it up to the
processors and underwriters to sort it all out. When
you combine the lack of basic knowledge of the buyers and the
inexperienced loan
officers you create a volatile situation that impacts all parties involved
in a real estate transaction. This was just incredibly sad for me
because the homeowners and homebuyers were stuck in sometimes bad
situations and had nowhere to turn for unbiased answers to their
questions. In many cases they were not getting any answers at all
because loan officers are basically cowards when things go sour.
It's not because they don't care, it's because their hearts are breaking
for the homeowners situation and because they are powerless to make
it right. The power lies with the underwriters and the guidelines
that may be different with each lender. Many times minute guidelines that are so critical to a transaction are not available
to the loan officer. Making matters worse, many of these guidelines are in
such a gray area and are left to the sole discretion of the
underwriter. And Get This, ... a loan officer does not have
communication access to the underwriter! He does not have any
answers because the underwriters are off
limits to everyone. (There is a reason for this.) Here is a secret about
underwriters. They are human too. The guidelines are so
complicated and detailed, and they vary so much between each lender that
it is hard for the underwriter to know/remember or be able to resource
everything. I would estimate that 20% of the email I get is from an
underwriter. So, in 2002 I left the mortgage company I worked for to

which educates the consumer hopefully before they apply for a loan
anywhere! It was and is a great success. That site not only
educates the consumer but I also answer their questions and let them know
what their options are. I was totally surprised when I found that
many of the questions and phone calls I was getting were from loan
officers and, YES, underwriters! That is still true today. I
get questions from some very well known, large Mortgage Companies and
Banks. These are good people and good companies. The problem is
that the information they seek is very difficult to locate, even on the
internet. So, I put together this site to help the
professional. The information is more detailed here and requires
some basic knowledge to understand it. Note: all this information is available
on the HUD web site. Unfortunately their site is very difficult to maneuver
